HUNTER HOTEL ADVISORS BROKERS SALE OF 190-KEY HYATT PLACE ATHENS DOWNTOWN
Hunter Hotel Advisors (Hunter) today announced the sale of the 190-key Hyatt Place Athens Downtown in Athens, Ga. HP Athens, LLC, advised by Paul Breslin of Horwath HTL, and Andrew Cajka of Southern Hospitality Group, the hotel’s part owner and operator, sold the property to a local investor on August 20, 2025. The buyer has selected Pyramid Global Hospitality to manage the hotel.
Hunter’s Tim Osborne, senior vice president in the firm’s Chattanooga office, facilitated the transaction.
Located in the heart of downtown Athens, the Hyatt Place Athens Downtown is connected to The Classic Center, a mixed-use convention center and performing arts venue that hosts more than 650 events and nearly 365,000 visitors each year. The hotel also offers direct access to Akins Ford Arena at The Classic Center, a new event hall with capacity for more than 8,000.
Just steps from the University of Georgia’s North Campus and Sanford Stadium, the property benefits from year-round demand generated by UGA athletics, particularly football, which attracts more than 93,000 fans per game. Guests are also within walking distance of historic architecture, local restaurants, live music venues and annual events such as AthFest, a three-day music and arts festival that celebrated its 28th year in 2025.

The hotel features nearly 4,000 square feet of meeting space, a business center and a 24-hour fitness center. Dining options include the Breakfast Bar, the lobby bar known as The Placery and HyBar, one of Athens’ only rooftop bars, which serves both guests and locals.
