HUNTER HOTEL ADVISORS BROKERS THE SALE OF TWO DALLAS HOTELS NEAR MEDICAL/MARKET CENTER
Hunter Hotel Advisors (Hunter) announced the sale of two Marriott-branded hotels in Dallas, Texas. The Fairfield Inn & Suites Dallas Medical/Market Center closed on September 24, 2025, followed by the Courtyard Dallas Medical/Market Center on September 25, 2025. Both transactions were completed on behalf of the same institutional seller, with two local, affiliated buyer groups acquiring the assets. Hunter’s Kami Burnette, senior vice president, and Mason McDavid, vice president, executed the sale from Hunter’s Austin, TX, office.
Located just off I-35E, the Fairfield Inn & Suites and Courtyard Dallas Medical/Market Center benefit from immediate access to some of Dallas’ most prominent demand generators. Minutes from the Dallas Market Center and Southwestern Medical District, the hotels sit at the intersection of major trade, healthcare and research activity that draws millions of visitors each year. Proximity to the Dallas Design District, Medieval Times, Dallas Love Field Airport and Downtown Dallas—home to 21 Fortune 500 companies—further reinforces the strength of these well-positioned assets.
“We created a competitive marketing process to identify a buyer not only capable of navigating complexities of the ground lease, but also qualified as a Marriott franchisee,” Burnette said.
Together, the two properties bring 300 guestrooms to the Dallas Medical/Market Center submarket. The 116-room Fairfield Inn & Suites, built in 1995 and renovated in 2013, offers an outdoor pool, fitness center and business center. The 184-room Courtyard, built in 1990 and renovated in 2016, features The Bistro, 1,100 square feet of meeting space, a fitness center, outdoor pool and business center.
“The DFW Metroplex remains a top market for room demand in 2025, and the timing of this acquisition is opportunistic with World Cup games in 2026,” Burnette said. “The buyer plans to capitalize on economies of scale and reposition the refreshed hotels after completing the required renovations.”
